Amendment - Deed and Restrictive Conventants
SECTION II - PRIVATE REQUIREMENTS
E. Outbuildings: One (1) outbuilding may be erected in the backyard of a residential lot. outbuildings shall include any enclosed or covered structure not directly attached to the residence and appurtenant thereto. Such outbuilding must be a single story and may not exceed ten (10) feet by twelve (12) feet in width and length. The outbuilding must be constructed with materials that are substantially similar in color and appearance to the exterior of the lot owner's residence. The roof of the outbuilding must consist of shingles which are substantially similar in color and appearance to the roof of the lot owner's residence. The outbuilding must be readily removable and may not have a concrete or otherwise permanent foundation. Any lot owner wishing to erect an outbuilding must propose such construction to the Board of Directors of the Shannondale South Community Association. Such proposal must include the size of the outbuilding to be erected and the materials to be used in its construction. At least two thirds (2/3) of the members of the Board of Directors must approve the lot owner's proposal before construction on an outbuilding may begin.
